Serving a diverse range of professional landlords such as prop cos, banks, private capital, asset managers, international investors, local authorities, public companies, and retailers, the company combines experienced property managers with advanced software and technology to deliver unparalleled service.

The company is seeking a Senior Commercial Property Management Surveyor to join their team in Epsom, Surrey. This role offers the opportunity to manage a varied portfolio of high-value commercial assets and work alongside notable clients as part of a fast-growing company with ambitious expansion plans. Support teams including property management accountants, facilities management teams, and office support will assist in property management tasks.

Key Responsibilities:

  • Manage day-to-day operations of a portfolio of commercial assets according to management agreements.
  • Develop and maintain client relationships, acting as the main point of contact.
  • Collaborate with building managers, facilities managers, accounts, graduates, and contractors.
  • Understand lease structures and interpretations.
  • Prepare and administer service charge budgets and reconciliations following RICS guidelines.
  • Report to directors and clients.
  • Conduct property inspections, liaise with tenants, and assess contractor performance.
  • Ensure tenant compliance with lease obligations.
  • Liaise with leasing agents, solicitors, and external consultants.
  • Oversee financial operations of the portfolio, ensuring compliance with client requirements.
  • Support directors in appraising new buildings and assisting with new business presentations.

Candidate Profile: The ideal candidate will be self-motivated, enthusiastic, and possess excellent communication and interpersonal skills. They should be a team player, confident in advising clients, and capable of using initiative to solve problems. The candidate should have significant experience in the commercial property management sector, including client contact and portfolio responsibility.

Key Skills and Qualifications:

  • Excellent reporting and negotiation skills
  • Strong written and communication skills
  • Up-to-date knowledge of commercial property legislation
  • Over two years of experience as a commercial property manager in a senior role
  • Good understanding of property accountancy
  • Strong IT skills, including proficiency in Word, Excel, and Outlook
  • Experience with commercial property management and CAFM software packages
  • MRICS qualification preferred
  • Driving licence and vehicle required
